How much does a foundation inspection cost?

Nothing. Our inspection is free and there is no obligation attached. The purpose of a free inspection is to measure what's happening and give you an honest written report before any money is discussed.

How quickly can someone come out?

We schedule free inspections in two-hour windows from 8 AM to 6 PM, Monday through Saturday. In most of our service area we can typically get you on the schedule within a day or two — call and we'll tell you exactly what's open.

What are the warning signs of foundation problems?

The classic North Texas signs: stair-step cracks in exterior brick, interior drywall cracks above doors and windows, doors that suddenly stick or won't latch, floors that slope, gaps where brick trim or porches pull away from the house. Any ONE of these is worth a free look.

Is the inspection really free even if I don't buy?

Yes. You get the same inspection either way. If repair isn't needed, we tell you that — a free inspection earns zero revenue when there's nothing to fix, and we say so in writing.

What warranty do you offer?

Pier work carries a lifetime transferable warranty — it stays with the house if you sell. Drainage work carries a 5-year warranty. The specific written terms are in the contract for your exact job.

How far does your service area reach?

We serve a 50-mile radius centered on Arlington, Texas — including Burleson, Joshua, Crowley, Cleburne, Alvarado, Mansfield, Midlothian, Arlington, and Southeast Fort Worth.

Yes. Every inspection produces a written report documenting what we measured and found. It's yours with no obligation.

How do I know if a crack is serious?

Hairline shrinkage cracks in mortar or concrete are common and usually harmless. Stair-step cracking through brick, widening cracks, cracks combined with sticking doors, or a door frame that's visibly out of square are structural signals — get a free inspection and stop guessing.
